Entering Berkeley Shores Area
|
The two largest waterfront areas are Berkeley shores and the Glen Cove section.
Primarily single family homes, however a section of Berkeley Shores, The Landings is comprised of
two and three bedroom condominiums. Both Berkeley Shores and the Glen Cove sections have homeowner
associations with voluntary membership. Cost is very modest, for example the largest homeowners
association BSCHA (Berkeley Shores Homeowners Civic Association) cost only $15 per year per person
or $30 per year for the household. These homeowner associations do a lot of good for the community
in a number of areas, but largely as a voice representing the needs of the homeowners with the
local municipality.

Even the homes furthest off the bay are relatively close to the open bay as compared
to many other waterfront communities. Whenever you are in Bayville you're close to the bay, hence the
name "Bayville". Additionally the homes directly on the bay are not far from shopping and all the
services available along Route 9 making Bayville's waterfront homes some of the most desirable at
the Jersey Shore.

on the water with designated areas for swimming, fishing and picnicking.
The boardwalk at the end of Allen Road offers a beautiful location to watch the
sunrise or just a relaxing view of the bay.
Ocean County in cooperation with the EPA has set aside several areas as
protected lands. One is on your way into Berkeley Island Park, the sign is pictured below.
These wet land areas are the home of many migratory birds, Ospreys, Snowy White Egrets and
Great Blue Herons among the many spices.

Bayville for sale waterfront home inventory for the past two years has ranged
from fifty to seventy units, about double of what it was back in 2004/5 so for a buyer there is
a lot to chose from. Also with interest rates at historical lows it's a great time to purchase a
vacation or year round residence on the water. We live in a world of specialization and this is
true with realtors. There is a lot to know in regard to buying a home on the water, flood zones,
bulk heads, riparian rights; leases and grants, so you want a realtor who is specialized for the
type of property you're seeking.
